It's actually not as rare as people think. At least not lately. Many anime based off of manga/games tend to follow the manga/game almost exactly with maybe minor changes here or there.
The main problem is if the manga isn't (anywhere near) finished when the anime is started, thus the anime ends up having no choice but to either deviate from the manga when they reach near where the manga currently is in order to make some sort of original ending as the manga doesn't have one yet (like Elfen Lied, Claymore, To-Love-Ru, etc; I'm inclined to believe High School of the Dead could end up going this route) or make 2 or more seasons of it when the manga has created more of a gap to allow at least an average length series (12-13 episodes lately; 24+ or so for longer ones) like Inuyasha, Naruto, Sekirei, Koihime Musou, Higurashi, Umineko, etc did/are doing.
If there's 2+ seasons, then they'll usually get back on track and follow the manga again until the actual end (assuming the manga has been finished like how they did with Inuyasha) and/or they end up having to follow the 1st path and still end up having to make some original ending.

They don't have to deviate from the manga at all, they can just make things develop slower. Highschool of the Dead is survival horror... which means that the more dispense, the better. In other words they can let many scenes take several episodes. Their escape from the school itself could be made to takle 1-4 episodes.
